Quality Assurance

At Sunnyside Homebuilders, we pride ourselves on our quality assurance processes in our continuing quest to achieve customer satisfaction.

Our Quality Assurance Process Includes:

  1. Your layout walkthrough when your home is laid out on your lot prior to digging the foundation.
  2. Your framing walkthrough when your home reaches the framing stage before installation of electrical, plumbing, heating and air conditioning and drywall.
  3. Our company quality assurance walkthrough where we make sure your home meets our stated quality standards in our Homeowners Orientation manual before your pre-closing walkthrough.
  4. Your pre-closing orientation before your closing.
  5. Your five month warranty walkthrough five months after your closing.
  6. Your eleven month warranty walkthrough just before the expiration of your one year warranty.

Our Customer Service Procedures Includes:

  1. Special requests for warranty repair service on items which can’t wait until the scheduled five and eleven month warranty walkthrough.
  2. Emergency service, which covers the following emergencies, as defined by your limited warranty: total loss of heat, total loss of electricity, a plumbing leak that requires the entire water supply to be shut off, total loss of hot water, total sewage stoppage, roof leak.

We realize our relationship with you does not end with the closing of your home. Our three kinds of warranties are just another extension of our commitment to customer satisfaction. Details can be found in the Homeowners Orientation Manual you receive when you purchase your new home (see Customer Focus). We are organized to take care of all your warranty needs.

General Overview of Warranties:

Sunnyside Homebuilders “LLC” agrees to provide Limited Warranties which comply with Colorado law regarding new home warranties. In general, the terms of the warranty will be as follows:

  1. During the first year of ownership the home shall be free from defect caused by faulty workmanship and defective materials due to non-compliance with Residential Construction Performance Guidelines contained in your Homeowners Orientation Manual or local building codes which ever is more stringent. The period of ownership commences on the date you move in or at closing whichever occurs first.
  2. During the first two years of ownership the home shall be free from defects caused by faulty installation of plumbing, electrical, heating and cooling systems due to non-compliance with Residential Construction Performance Guidelines contained in your Homeowners Orientation Manual or local building codes which ever is more stringent. The period of ownership commences on the date of closing.
  3. Manufacturer’s warranties: All manufacturers’ warranties on appliances and equipment installed in your home are assigned to you at closing. These warranties are specific to each individual appliance or piece of equipment and are generally one year long and are excluded from the other warranties.

There are various exclusions in the warranty documents contained in your Homeowners Orientation Manual which you will have a chance to review before your purchase documentation becomes final.

The warranty covering the first two years will be included in the Homeowners Orientation Manual you receive when you purchase your home. You will receive the manufacturer’s warranties upon closing.
